Roof Replacement in Toronto & the GTA

Tear-off, deck inspection, new roof installed to manufacturer spec.

When a roof is at the end of its life, patching stops making sense. L&B Roofers installs new residential and commercial roof systems across the GTA with complete tear-off, deck inspection, and materials chosen for Ontario weather.

What's Included

Scope & Process
01

Complete tear-off

We remove old roofing down to the deck rather than laying new shingles over old — the only way to inspect the deck and install a warranty-eligible system.

02

Deck inspection & repair

Every sheet of plywood or OSB is walked and checked. Soft, rotted, or damaged decking is replaced before any new roofing goes down.

03

Underlayment & ice-and-water shield

Ice-and-water membrane at eaves, valleys, and penetrations (Ontario code minimum plus what the roof actually needs), synthetic underlayment across the field.

04

New shingle or flat system installation

Asphalt architectural shingles for pitched roofs, or TPO / modified bitumen for flat roofs — installed to the manufacturer's specification so the material warranty is valid.

05

Flashing, ventilation & clean-up

New flashing at all penetrations, updated ridge/soffit ventilation where needed, magnetic sweep of the property, and haul-away of all debris.

Typical Timeline

Most residential replacements are completed in a short timeframe — typically a few days depending on size, roof type, and weather. Larger homes, complex rooflines, and full flat roof systems take longer, and we'll give you a firm schedule with your written estimate.

Roof Replacement — Common Questions

How long does a new roof last?

+

Service life depends heavily on the material, the installation, ventilation, and maintenance. A properly installed architectural asphalt shingle roof and quality flat roof systems like TPO and modified bitumen are all designed to last decades when installed to spec and maintained.

Can you install over the existing roof to save money?

+

We don't recommend it and we don't do it as a standard offer. Layovers hide deck problems, shorten the new roof's life, and often void the manufacturer's material warranty. Tear-off is the right long-term choice.

Do I need to be home during the replacement?

+

No. Most homeowners go about their day. We just need clear driveway access and a plan for any vehicles that need to move.

What warranty comes with a new roof?

+

You get both the manufacturer's material warranty (varies by product) and our workmanship warranty on the installation.
