Flat Roofing in Toronto & the GTA

TPO, modified bitumen, and built-up flat roof systems.

Flat roofs need a system designed for standing water, thermal movement, and Ontario freeze-thaw cycles. L&B Roofers installs and repairs TPO, modified bitumen, and built-up flat roofs for commercial, industrial, and residential buildings across the GTA.

What's Included

Scope & Process
01

TPO membrane installation

Single-ply thermoplastic membrane, heat-welded at every seam. Reflective white surface reduces cooling load in summer and holds up well against UV.

02

Modified bitumen (torch-down)

Two-ply SBS modified bitumen system installed with torch or self-adhered base. Proven, resilient, and forgiving of foot traffic — a strong choice for roofs with regular service access.

03

Insulation & tapered systems

Rigid polyiso insulation sized to code, with tapered layouts where needed to eliminate ponding water and get proper drainage to existing drains and scuppers.

04

Flashing, curbs & penetrations

Membrane wraps and metal flashing around HVAC curbs, vents, drains, and parapet walls — where most flat roof leaks actually start.

05

Repairs & maintenance

Seam repairs, membrane patching, drain resetting, and preventive maintenance visits that extend the service life of the system you already have.

Typical Timeline

Timeline depends on square footage, insulation package, and access — we'll give you a firm schedule with your written estimate. Repairs are usually completed in a single visit.

Flat Roofing — Common Questions

TPO or modified bitumen — which should I choose?

+

TPO is lighter, reflective, and often a strong fit for large open roofs. Modified bitumen is heavier, more puncture-resistant, and often the better call for roofs with regular foot traffic or lots of penetrations. We'll recommend the right fit after inspecting your building.

How long does a flat roof last?

+

Service life varies with the system, the installation, and how well it's maintained. A properly installed TPO or modified bitumen roof is designed to last for many years, and scheduled maintenance meaningfully extends that.

Can you repair my existing flat roof instead of replacing it?

+

Often, yes. If the membrane and insulation are still in serviceable condition and leaks are localized, targeted repairs are the right call. We'll be straight with you if replacement is the better long-term investment.

Do you handle drainage and ponding water issues?

+

Yes. We can install tapered insulation, add or relocate drains, and correct slope so water actually leaves the roof instead of sitting on it.
